Do you do valuations for a mortgage or refinance?[+]

No. Property Valuations Boxhill doesn't prepare valuations for lending, mortgage or refinancing purposes. Banks order those through their own panel of valuers, so a report from us wouldn't be used for that, whichever type you chose. A certified valuation is for the situations where you need an independent, inspection-backed figure of your own: buying, selling, insurance, complex or high-value properties, and keeping an evidenced value on file. If a lender has asked you for a valuation, that request goes back to them or your broker.

How long does the valuation last?[+]

Certified valuations are usually treated as current for 90 days from the inspection date, consistent with standard practice — beyond that window, markets are assumed to have potentially moved and the figure loses its standing. If your matter is likely to run longer, time the valuation so the report is still fresh when it's actually relied on, or talk to us about updating an existing report.

How long does it take?[+]

A certified valuation requires a physical site inspection and typically takes 3–5 business days from when we assign your valuer to delivery of the signed report. The timeline covers scheduling the inspection — usually the longest step, since access has to be arranged with the occupant — the inspection itself, and preparation of the full report with comparable sales analysis. Remote properties can add time for travel and scheduling; if your deadline is tight, mention it when ordering so it's factored into the assignment.
